THE HOMESTEAD: BOOKING TERMS, CONDITIONS & PARK RULES
Thank you for choosing The Homestead as your holiday destination. Please read through our terms, conditions, and park rules carefully before your stay.
SECTION 1: BOOKING & PAYMENTS
Payment Terms
- Booking Deposit: A 25% deposit is required at the time of booking. This can be paid securely via the JM Leisure website or by credit/debit card over the phone.
- Outstanding Balance: The remaining balance must be paid upon arrival using cash or a credit/debit card.
- Advance Payment: Full payment can be made prior to your arrival date upon request.
Refund & Cancellation Policy
- Cancellations over 28 days before arrival: You will receive a full refund.
- Cancellations within 28 days of arrival: You will receive a 50% refund, or you may choose to reschedule to alternative dates within 6 months of your original booking.
- Cancellations within 14 days of arrival: Bookings are strictly non-refundable. However, we offer the option to reschedule to alternative dates within 6 months of your original booking.
- Weather and Delays: No refunds or discounts will be given for inclement weather, late arrivals, or early departures.
Cancellations by Us
- In the unlikely event of conditions beyond our control forcing us to cancel your booking, we will return your payment in full or offer alternative dates. The Homestead does not pay compensation.
SECTION 2: ARRIVALS, DEPARTURES & SITE ADMISSION
Standard Times
- Pitches (Caravan, Tent, & Motorhome): Available from 2:00 pm. Must be vacated by 11:00 am on the day of departure.
- Hired Accommodation (Bell Tents & Shepherds Huts): Available from 2:00 pm. Must be vacated by 11:00 am on the day of departure.
- Late departures or early arrivals must be arranged with management in advance.
Reception & Check-In
- Opening Hours: Reception is closed from 7:00 pm to 9:00 am. No arrivals are permitted between these times unless arranged in advance.
- Registration: Admission to the park is only permitted after registering at reception. You must arrange your pitch assignment at reception before setting up.
- Late Arrivals: Please notify the park as soon as possible if you are running late. Your booking will be held for 24 hours. After this period, management reserves the right to re-let your pitch or accommodation.
SECTION 3: SITE RESTRICTIONS & OCCUPANCY
Age & Group Restrictions
- At least one member of your party must be aged 18 or over.
- Under 18s must be accompanied by their parents or legal guardians at all times.
- The site caters strictly for families (immediate members) and couples. Bookings from any other types of groups are not accepted.
- We reserve the right to refuse single-sex groups, stag/hen parties, and groups aged 21 and under.
Minimum Stays & Pitches
- Minimum Stays: Minimum stay requirements apply on certain dates throughout the year, specifically Bank Holidays and during peak high season.
- Pitch Sizes: Pitches are generously sized. If you require a specific pitch type (e.g., hardstanding), please enquire at the time of booking. We cannot guarantee specific requests.
Vehicles
- A motorbike(s) can be brought to the site instead of the car(s) included in your booking.
SECTION 4: SEASONAL DATES
- Low Season: 1st October – 31st March
- Mid Season: 1st April – 31st May
- High Season: 1st June – 30th September
SECTION 5: HIRED ACCOMMODATION RULES (BELL TENTS & SHEPHERDS HUTS)
- Fire Safety: Absolutely no naked flames are allowed inside the hired accommodation units.
- Cleanliness: Your unit must be left clean and tidy. A cleaning charge will be applied upon departure for any units left untidy or unclean.
- Electricity: Electricity is fully included in your booking fee for all Shepherds Huts and Bell Tents.
SECTION 6: PARK RULES
To make everyone’s stay as enjoyable and safe as possible, please follow these pointers:
- Dogs on Leads: Dogs must be kept on leads at all times while on site.
- Fire & BBQ Safety: No open fires, wood-burning, fire pits, or disposable BBQs are permitted on site. BBQs using coals or briquettes are allowed, provided they are raised above the ground and kept a safe distance from neighbouring pitches. Please dispose of all cool ash responsibly at the facilities provided.
- Quiet Time: Strict quiet hours are enforced between 10:30 pm and 7:00 am. This means loud music, loud talking, shouting, and general disturbances must stop. Please respect your neighbours.
- Pitch Spacing: You must maintain a minimum distance of at least 20 feet (approx. 6 metres) between your setup and other caravan park users.
- Electricity (Pitches): All standard pitch power points run on meters and require £1 coins. Meters are set at our current utility rate per kWh.
- Generators: For the peace and safety of all guests, generators are strictly prohibited on site.
- Audio Volumes: Radios, music players, and televisions must be kept at a low, respectful volume at all times of the day.
